Maintenance Supervisor (Seattle)


The Maintenance Supervisor is held accountable for all day-to-day operations of a small property/asset (totaling less than 100 units and managing a staff of up to 1 full-time employee).  The Maintenance Supervisor will assist with and oversee the Maintenance and Capital Improvement needs of an assigned NPP managed site, with the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement. Will supervise maintenance staff, which may include: Maintenance Technician(s), Make-Ready or Rehab Technician(s), Groundskeeper(s), Painter(s), and Housekeeper(s).



  • Minimum 2 years’ experience in a similar leadership role, preferably within Residential Property Management. Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • High School diploma or equivalency certificate required. Industry certification or designation (CAMT, NAHMS, NAHMT), preferred.
  • Valid driver’s license and current motor vehicle insurance, and an operable vehicle.
  • Must be able to wear a respirator, and have the ability to be medically fit for duty and cleared to wear a respirator, and comply with NPP’s facial hair policy.
  • Must be proficient in speaking, reading, and writing in English.
  • May be required to provide and maintain own tools.
  • Proficient computer skills (MS Office, MS Teams, Zoom, property management-related software, email, internet).

COMPENSATION: $52,000/yr


Duties and Responsibilities

Client Relations/Communication Management

  • Maintain positive, professional and effective communication with applicants, residents, vendors, clients and guests while representing NPP.
  • Carry out the philosophies of the Owner in the daily overall operations of the apartment community to ensure NPP is meeting the client objectives and expectations
  • Keeps immediate supervisor informed concerning work progress, including present and potential work problems, and suggestions for new or improved ways of addressing such problems.



  • Maintain occupancy levels as established by owner/budget expectations.
  • Oversee and exhibit professional leasing techniques.
  •  Ensure completion of the monthly market surveys and analysis.
  • Develop and implement advertising and marketing strategies for the apartment community as needed.
  • Oversee and exhibit closing ratios in regards phone and walk-in traffic per NPP policy.
  • Ensure that all online marketing sources are updated (e.g., Craigslist) daily.
  • Promote positive resident/management relations, to retain desirable residents.
  • Develop and oversee the implementation of resident retention programs.
  • Ensure the safety, comfort and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.


Revenue Management

  • Manage the maximum revenue potential of the property through the management of lease expirations and timely turnover.
  • Participating in the development of and managing to the approved operating budget.
  • Comply with periodic financial reporting requirements e.g., petty cash, mileage reimbursement, and variance reporting.

Reporting/Document Management

  • Maintain appropriate resident files including forms, leases, documents in accordance with NPP Standard Operating Procedures.
  • Responsible for the daily integrity and confidentiality of resident files.
  • Ensure that documents and reporting systems are maintained, updated, and organized.
  • Meet all periodic reporting requirements e.g., Month End, Weekly Reports, Collection/Eviction Files etc.
  • Assist in budget preparation and delivery.


Risk and Compliance Management

  • Ensure compliance of risk management following the NPP Standard Operating Procedures.
  • Timely reporting of any/all injuries, illnesses, property damage through the proper reporting channels and forms.
  • React professionally in all emergency, emotional and/or stressful situations.
  • Maintain compliance with OSHA requirements.
  • Maintain current permit, licensing, and inspection requirements.
  • Responsible for meeting all training requirements for the position (Safety Meetings, etc.).


Facility Maintenance

  • Provide a daily, as well as a preventative, maintenance program to ensure the most economical, proper and safe condition of the property
  • Inspect the property and all common areas each morning to detect maintenance problems that require attention.
  • Coordinate and complete maintenance requests within 24 hours.
  • Change all air-conditioning filters at least every six months and upon apartment turnover.
  • Inspect all apartments semi-annually.
  • Follow a preventative maintenance schedule.
  • Serve as on-call maintenance providing evening, weekends and holiday emergency services.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Repair and maintain any equipment owned by the apartment community.
  • Maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Properly secure all parts, inventory and property equipment.
  • Maintain, within the budgetary limits, an inventory of parts to make necessary repairs.
  • Ensure timely completion of all duties by maintenance staff personnel to minimize labor costs.


Additional Responsibilities

  • Wear provided uniform and name badge during work hours.
  • Provide all small hand tools necessary to perform routine maintenance (when applicable).
  • Consistently and fairly enforce community rules and regulations, NPP’s Standard Operating Procedures.
  • Responsible for meeting all training requirements for the position (Safety Meetings, etc.).
  • Perform any and all functions as directed by the supervisor, including special project assistance.
  • Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing NPP Management.
